Give every responsibility an owner
Agree on responsibilities among the developer, co-GP, attorneys, CPAs, and other providers. Technical services should have defined engagements; the investor should know who coordinates the overall process.
Keep sight of the project
During development, review budget versus actual spending, schedule, approvals, material changes, and funding needs. During operations, review occupancy, collections, expenses, reserves, and the property’s performance against the business plan.
Coordinate the annual work
Maintain a calendar for financial reporting, tax preparation, investor documents, specialist compliance reviews, and required records. Confirm deadlines and requirements with the engaged professionals rather than assuming the same schedule applies to every structure.
Make reporting useful
Investor updates should explain what happened, what changed, what it means for the plan, and what decisions come next. A clear variance explanation is more useful than a collection of numbers without context.
Prepare for major decisions
Financing, distributions, ownership changes, and a sale require coordinated financial and specialist review. Revisit the project assumptions and investor consequences before acting. The partnership documents should define decision rights and approvals.
